Material Change of Use - Nature Based Tourism
Conondale, Sunshine Coast Hinterland
2025
Set across 22 acres of rolling hinterland at the base of the Conondale Range, ‘A Place to Call Home’ has long operated as a popular nature‑based camping destination. The property features 12 large grassy campsites positioned on higher ground overlooking Scrubby Creek and the Mary River. The site is known for its family‑friendly atmosphere, rock pools, rainforest pockets, wildlife activity and open grassed areas suited to tents, caravans and motorhomes.
To formalise the ongoing tourism use, the landowners sought a Material Change of Use for Nature‑Based Tourism, transitioning the operation from informal hosting to a fully compliant eco‑tourism venture. Murray & Associates prepared the MCU application, addressing key planning matters including bushfire risk, flood behaviour along Scrubby Creek, ecological protection, access and parking arrangements, and on‑site management.
